Another thing to be aware of with home equity loans are that if you do get charged fees, they could cost you between 2 to 5 percent of the total loan. That means that if you take out a loan of $20,000, you will be paying fees of between $400 and $1,000 dollars.

Also look carefully at whether the interest rate is fixed or variable. A variable interest rate changes over time, meaning your loan payments could be much higher a year from now.

There is a big difference between a home equity loan with a fixed rate of interest, and a home equity line of credit, which has a variable interest rate. The last thing you want as you are raising your newly adopted child is to face a higher loan payment, so be sure to get a loan with a fixed interest rate rather than gamble by getting a line of credit.

Other Things to Consider

Make sure your home equity loan does not have a prepayment penalty, especially if you think you might be moving within a year or two and will need to sell the house.
